This single storey property at Dromgarriff, Glengarriff, Co. Cork provides a unique opportunity to acquire a rare Minimalist property meticulously maintained with all its original features.
This 1960€™s property emulates the styling of Mies Van Der Rohe and was designed by Cork based architects Kelly, Barry & Associates. Designed as a minimalist and low maintenance home the property was completed in 1970 by Murnane & O Shea, Bantry. Perched on a sloping site of just over half of an acre, the property is accessed from a private roadway. This secluded and private location is surrounded by a woodland garden sympathetically designed to complement and fit into the local landscape. The surrounding trees, shrubs and lawn create a private and tranquil suntrap terrace.

This single storey home provides an area of approximately 908sq.ft. of living space, an attached overhang car port, outbuildings for services and storage are treated to white pebble dashed elevations, with a large terrace to the front of the property completing the accommodations. Large windows were specified in order to encompass the outdoor surroundings with a glass dividing wall between the lounge and dining area to enable a view through the property to the landscaped gardens. The clever positioning of the property maximises the natural light with the terrace to the front of the property basking in sunlight until the late evening and the rear of the property benefiting from the morning sun.
There is a private water supply from a 120 foot purposely drilled well ensuring constant supply. A water pump is housed in circular housing and fitted with industrial specification automatic thermo control to prevent any water freezing during the winter months.
The interior of this 1960€™s Minimalist property retains the original kitchen and bathroom and has been maintained as designed to preserve the integrity of the building. The windows and doors have been upgraded to double glazing especially made to be sympathetic to the original design and offer greater strength and energy performance.

Building Energy Rating (BERs)

Building Energy Ratings (BERs) give information on how to make your property more energy efficient and reduce your energy costs. All properties bought, sold or rented require an BER. BERs carry ratings that compare the current energy efficiency and estimated costs of energy use with potential figures that your property could achieve. Potential figures are calculated by estimating what the energy efficiency and energy costs could be if energy saving measures were put in place. The rating measures the energy efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is ‘D’. All properties are measured using the same calculations, so you can compare the energy efficiency of different properties.
